Sounds like this is going to be a great cash flowing asset.

Tenants pay with Zelle, PayPal etc.Only takes me a few minutes per month to put in Excel.  

Given that the industrial market is softer than the prior few years, I intend to buyout/wait until current leases expire and leverage the space into self-storage. 

I have recently been applying to jobs that teach and train real estate agents to wholesale, looks like it could a good opportunity on account that they have the capital. 

We are about to close on a 1m multi family in Minneapolis.

We only found out that early in the lease because of several maintenance issues shortly after the tenant moved in and we have had to go back and forth with the owner for monies to pay certain invoices.

I got into the industry primarily to learn about real estate investments specifically long term rentals/ the BRRRR method so when it comes time for me to do my own deals I have the confidence and knowledge to do so.

Make sure you have one to keep improving onTwo things I noted:1.
