They said OK but still want to charge me over $500 doc prep fees and put in my HUD 1 that I am responsible for the tax stamps which are typically paid by the seller or 50/50 split in my state.

Most all supplies are in the apartment to put it back together but it's still a mess.1 unit has a roof leak that was improperly fixed (still leaks) and hasn't been messed with since.Tax are 3000 annuallyInsurance around 1200 or lessHis asking price is 165,000 would seller finance with 10% down.I offered 140,000 with him carry the note with 20k down on a 2yr balloon at 5% interest.His "Realtor" said he spike with the guy and he wouldn't do any less then 165k.

For all you MF owners out there, here's a quick tip I learned today from a veteran PM:Have your maint. guy (or yourself if you're the maint. guy) write down the water meter reading twice a week and track it over time.This will allow you to identify a hidden leak fast and get in-front of it before it gets too bad.For example If the week over week consumption jumps 50% on day and nothing special should have caused it then you need to start looking into it.

- Submeter all-bills paid units- Put in a RUBS program to charge tenants back for utilities that aren't separately metered- Standardize the paint, carpet, vinyl, countertops, light fixtures, plumbing fixtures, appliances, etc. for each unit- Replace old windows with vinyl windows- Have American Leak Detectors or another such company look for any water leaks, which are not uncommon- Allow cats (maybe pets, but it could be a mess) at least at apartments with no common areas as long as the tenant pays a nonrefundable pet deposit and monthly pet rent (say $25/month)- Perform preventative maintenance (i.e. changing furnace filters and checking for leaks), don't rely on the tenants to do it.- Pay a little extra for a really high quality sign, which will increase the attractiveness of the apartment

If in fact your "partner" is the only one on title, he likely has the legal right to execute all closing docs and receive all proceeds.
