Maybe you decide you like the yellow letter strategy, for example.  

Things that will cost you extra are screening reports (all companies charge extra for these), a small fee to establish electronic bank transfers (if this is something you will need at all), letter mailings, and 1099-MISC tax form preparation. 

I have tried calling craigslist ads, driving by properties an sending out yellow letters but I seem to be reaching very few people by doing this manually and it seems to be very time consuming for no results.

My contract states i have subject property under contract with owner of record and i intend to sell it immediately after closing with owner of record.Well now i just got a letter from Division of real estate and regulations saying i have 3 options (election of rights). 

Sent out letters via @Jerry Puckett and ended up just flipping it fast to a rehab buyer.

Usually, a good letter, or good wording will alleviate any Freddie/Fannie guideline rules.  

At the moment we resubmitted our offer with a letter that talks about how much we love the place and how confident we are that we can navigate escrow and close.
