The inspections turned up exactly what you're talking about- rotten roofs, AWOL plumbing, AWOL bathroom fixtures detached garages about to fall in on themselves, basements taking in water, outdated/missing furnaces/water heaters, nightmare rat's nests of outdated electrical wiring....

Here in San Antonio, you can easily buy a rental property for under 100K cash.In your market it looks like there are a lot of obstacles.

A smart lender will factor in human nature into the equation and realize that skin in the game increases the borrowers incentive to get things done and to overcome obstacles.
