At that point if you wanted to, while you're co-located, you could manage both units yourself, which would help boost cash flow at least while you're stationed out there.Just my thoughts and some of the stuff I thought about when I bought my house in New Mexico.

Stuff on the MLS usually flies off the market if it's aggressively priced, and stuff that doesn't is usually pretty hairy (e.g. illegal apartments, city violations, leaking oil tanks, whatever else).

Opt for thicker material with a built in pad on the back - it will sound much better walking on it, cheap stuff is sometimes hard to install.We do not follow the fashionable white and grey trend with flooring and stick with medium browns, they have more staying power long term.
