Actually, that is risky and not worth the brain damage IMO.I don't think you have a buyer.

I'm a newb who has been attempting to learn as much as I can prior to investing (podcasts, books, internship w/ Marcus & Millichap, networking, picking the brains of investors).  

At 5% or under bank rental financing its brain dead simple analysis, REFI or buy into loans at or under 6% till the cows come home.  

After I had a brain annuerism and a stroke and unknowingly let it expire, they told me I would have to start all over from the beginning.I did not see a question in your letter.  

Many of the comments were dead wrong and this just goes to show that when you say "I can't" you are turning your brain off, instead ask "how can I?"
