How do you all present your price when trying to get a cash buyer to buy your contract?

I recently sold a rental property and would like to try and defer all or part of the proceeds. i dont want to exchange into another self managed property...would like to take a break from landlordingthank you

if you wait for others to tell you what is or is not a profitable deal, you will either be waiting a very long time or will soon be broke from failed projects that were too thin to begin with, as every "expert" extracted his or her slice from the pie presented to you. 

Our bank who was so excited presented the project to their board and it got flat out DENIED.

In order to house hack, do I have to physically be present in the home for a minimum amount of time or can I simply claim a room to myself while I rent out the other areas of the home?

Most of the meetups have a open mike session where people come up and present the properties they have for sale.

Some of the HMLs will also add 10% Contingency as additional amount to your presented budget.

Is it how I am presenting it?

Also, the background you are presenting sounds like it should not be an issue to obtain a residential loan.I would suggest building that credit up, not opening up any other lines of credit and create a portfolio that you can show to the lender that describes all your sources of income.

As you will be living on the property, any concern about securing retroactive permits for the work can be deferred until such time as you decide to sell or rent.
