The reason for that is I track the interest rates daily and when they dropped I was able to speak with the lender 2 days before closing and get them to lower the rate.

I make it a daily routine to read the local paper, it has paid off very well.Best of luck! 

So what’s the real story here, because what I’ve experienced plus what you guys are saying here doesn’t add up to the daily emails I see... 

My 1031 clients I tell them they have to be dedicated to the process daily until closed to buy where they own directly as it goes fast. 

Also, my market changes weekly, if not daily, and looking at the "comps" that Zillow suggests, sometimes they are guesses at the sales price from a transaction from 18 months ago.

I could see it working if a single homeowner (no spouse roommate, or kids) who worked a bunch and said "look, I know it's a work site, I'll crash over here in the corner at night like I'm camping and make due with whatever is working but I'm gone 7:00-6:00 daily".

I just parked $25k in an online money market account that makes 2.25% interest and the interest compounds daily.

My business has changed over the years - its grown and expanded into flipping so I have multiple full time crews working daily.

What are sight lines, what are access, what are daily traffic numbers, any bank anchors for cross traffic, etc.

. - Floors/Carpets/bathroom floors cleaned (swept/mopped/vacuumed) reasonably (minimum once a month)  - Separate pet waste from litter DAILY and change litter box at least TWICE EACH WEEK.
