The sponsor and the team are the most critical component to any syndication because you putting all your eggs in that one deal so you better have a syndicator who knows what they are doing

The technical component of having your service "Talk" with various different utility portals in various different cities and counties sounds like a nightmare though.

IRRs like this are very suspect and are likely not imputing the labor component of the poster.

It would have all the major components listed out (roof, bathroom, kitchen, HVAC, etc.) and for each component a few common tasks (roof sheathing, roof maintenance, replace roof, etc.) for each component. 

My philosophy is that the two most important components to a successful STR are comfort and cleanliness.

; (1) one year for workmanship and materials; (2) two years for plumbing, electrical, heating, and air-conditioning delivery systems; (3) ten years for major structural components of the home; and (4) ten years for the warranty of habitability.I guess I would get it in writing that they are subject to this and are covered.
