@Shane Brown I'm pretty sure that place has been on the market longer than that, I think it was for sale when I was looking around last fall, they probably re-listed it - 90k isn't an unreasonble price, that means you have to offer less than 90k and have room to move up.At least go look at it, look at neighboring properties, look at how the tenants live, verify heat type like Amy said, just completely avoid if it's electric heat (it looks like it's Rinnais though) unless you want to spend a few thousand on gas installs.

Complete waste of wall space.

When estimating a budget that has been completed without a permit one has to consider that each subcontractor is going to have to come out initially (1x trip charge) open up the walls (demo cost) undo whatever has been done incorrectly & redo everything over again. 

I completely agree that appreciation should not be considered.

I completed a renovation (about 30k), and went to refinance.

We use them primarily for air conditioning and backup heat when there is an issue with the central furnace. 

In July I completed a lot of updates to the house (new well, new 200 amp electrical service and panel, new windows, replaced forced air ductwork, added a bathroom. 

I have not completed my first deal yet.

I did invest there as well and I'm primarily looking to share my experience with others who did invest there as well.
