The realtor that I work with the closest and I have tax and legal concerns over splitting commission.Is anyone else doing this?

The closest REIA to me is in Dallas.

I just check rents online or call if theres number on the 10 closest houses in similiar cond size etc and average them out and lean towards the lower side to be safe.

Those all line up based on the legal address as an index not the street address as a reference/location aide.

we are talking about folks who will drag stuff accross the floor. kids. on kool aid. no joke. if you havent seen a kid hyped on kool aid then you just wont understand.I would like it to be a higher end property but it is just not that type of neighborhood.I was thinking that tiling would be the most durable and at the same time cost efficient as a DIY project. the floors stand up to water traffic, dirt dragging. periodic sealing is all that is needed to keep it water proof.I am not sold on the tiling and I am certainly not looking forward to the labor involved in laying out a floor.not to mention.

@Wendy Jiang I prefer Lowes because they keep the biggest stock and have the fastest shipping time between their store and the closest warehouse as compared to the local Home Depot.

You will find the closest thing to the truth by looking at various sources, including directly on the OTA´s, and trying to get a consensus.  

There's a lot of stable employment in the area such as several multi-billion dollar companies that have a presence in the area (Hershey, TE Connectivity, Phoenix Contact, Rite Aide, ) as well as many Federal jobs on top of all the state jobs that @Bill Goodland mentioned.

Doing something that is comfortable to you is what will help aid in your long-term success.
