One guy I see all the time get these houses, that I see are F.M.V at 40/50k mark it up 3 times that and post it on some litigate RE sites.

I would talk to a lawyer, to make sure your not opening your self up to potential litigation. 

The employer literally has no connection to me or the actual lease agreement at all, except that the security deposit was paid from its account.My tenants also state in the letter:"...we offer this document that would hold you harmless from any future litigation."

By trade I am an instructor and would love to be near enough to society to run classes from my property for some additional income, so living somewhat near civilization would be preferred.That being said I’d also like to take advantage of leveraging.

Officer would immediately determine it to be a civil matter even though you've got the lease termination form.

Consider obtaining your Real Estate license to avoid any costly litigation as a result of conducting RE transactions without a license.There are MANY here on BP that wholesale without a license, but unless you are purchasing the property yourself, and then selling it yourself, you are placing yourself at risk.
