Most Mondays I do not get a whole lot done but catch-up; if I'm down to minimal unread emails by the end of the day Monday then I'm calling it a win.

In San Diego, if your ADU is under 500 sqft, it will not require civil engineering review (stormwater, catch basins etc).

Example, if their rent payment of $1,000 was missed, you could offer them to pay $1,100 for the next 10 months to catch up. 

My rule of thumb is that if one subcontractor pulls a permit, everyone else does too, because inspectors will give you a violation if they catch something.

You'll catch more renter's eyes by listing at 1599 vs. 1600 just like real estate agents would rather list for 199900 vs 200000.

this could go either way, and it could be a good sign they bothered to and were able to catch up!

Is anyone concerned about buying a house and having it drop 20% shortly after then the lender asking for catch up payments?

We all know that the Cap rate in SF is abysmal at 2-3% and a good Cap rate in the areas you were eluding to earlier can be anywhere from 10-15%, but when you factor in the appreciation over 20 years CF can't catch up or compete with Appreciation.
