I already got burned even after hearing that same advice from experienced inverters and advice on the podcasts. 

If the US were to experience a technology driven recession in the future, Austin could be at risk of feeling that burn.

My property acquisition is going to be more of a slow burn, and figured while we are managing our own properties it would be beneficial to have PM as a revenue stream as well.

If it is occupied, the new owner might be required to deal with an unwanted tenant/former owner, which won't be fun or cheap.

What about when you are sued for everything and lose your home.After a tenant burned down one of my houses with kerosene heaters and could have killed the kids had they not been staying with the other parent on new years eve...
