Hey Bigger Pockets fam, I'm JP Wurth and I'm an engineer for Corvette engine assembly in Bowling Green, KY.I have just got my primary residence under contract set to close at the end of May.I will have a good chunk of equity coming my way after closing, and knowing this cash is one of the hardest aspects of getting started, I don't want to miss the opportunity.The most I could borrow is 400-450k total between primary residence and investment.As properties pop up in this sellers market, I'm crunching numbers on a small down payment (5-20%) on a primary residence, and 20% down on an investment property.

Most wholesalers are getting burned as much as they burn right now because they don't do vetting and get all excited for high "cash" offers only to find out the names didn't even match on the POF.

Not sure about Grand Rapids, but quite likely it will be something like the flowchart here: http://paducahky.gov/permits-c...For the 1st inspection, you'd need a structural engineer + MEP (mechanical electrical and plumbing) engineers plans.

The house could burn to the ground the day after I buy it and the insurance covers twice what I paid for it and I would still own the land and mineral rights (which means something with the Barnett Shale formation and gas lease potential that exists even for the smallest parcels in Fort Worth).

Another, and to me more credible analyst, John Burns Consulting, which provides housing data to hedge funds and home builders, also concluded that Orange County/LA/Inland Empire are over-valued (don't recall his view of Austin).
