We also send out letters periodically when the owners aren't picking up their poop in the yard that they have 30 days to do the cleanup (or hire a pet clean up vendor that we recommend) or we will bill them for the cost and it is a violation when it comes time for lease renewal.

In the case of a fireplace I would always look toward future sales of the property and preserve it in case a future buyer wanted a fireplace but I have and do have my carpenter permanently block it off with a heavy duty wood piece, usually 1/2” plywood that we then paint to match the room.

Maybe, investors should purchase single-family homes only when they know the homes will appreciate and they should have a business model where single-family homes are only a stepping-block to earn the money to purchase 4+ units as soon as they can.
