It sort of seems you're past the point where a lawyer would've been beneficial unless your intent is to sue each other.

NOT replacing them and potentially dealing with the same thing with the value after we rehab OR doing all the other renovations first and then having to rip up some of the renovations such as the new flooring after they are done because I dont have a choice in removing the radiators.Appreciate your responses & anything helps!

The choice on questionnaire is only 2-4 units.

This beneficial to your dad too because if he purchased a property he would most likely have to put at least 20% down and this way he becomes part owner with a small cash investment. 

Yes there might be lenders who would still give you a loan but it will limit your choices.
