Find a way to add value to them, such as offering to do tasks that they don’t want or have the time to do.

I have worked out an arrangement with an agent in the office of my previous state to share certain tasks that I am unable to perform, since I am not physically there at the moment.

now they want me to use a licensed bonded insured for every task such as putting a door in a closet or putting a new bathtub in and hanging drywall and i got the estimates for all the different trade and the cost will put me over 80000 more then i will ever get out of the property if i were to sell it.

As the person tasked with lead generation, are there any other lead sources or out of the box ideas we aren't thinking of to generate more leads?

Yet for all my preparations and planning, I still feel unequal to the task of Real estate investing, particularly out of state investing( Im from California).

But I still did a full and complete screening and processing including an online application, credit report, eviction report, t asked to employers, references… and much more.I don’t think I would go through that process again as the market place is now quite different.

I would not trust that service to be able to compile all national lien data - that's a near impossible task for an internet aggregator.
