@Russell Gronsky#1 it's January, so you're still chasing last years market, come back in a month and you might fare better#2 sometimes an over-improved unit in a less desirable neighborhood will have a harder time finding a buyer#3 the train tracks are a factor, I recently closed on a two flat next to the highway, it sold at a 10% discount to similar properties a few blocks away

They were fine flat, flat fee so almost no nickel and diming but there were years where i was just collecting rent so the flat fee was not the best decision financially speaking.

I'm not sure there is a conclusive answer because I don't think there is a flat rate for the whole county, but hennepin county has a website where you can look up any property's tax info for 2020 and what is coming for 2021.

@Wayne Brooks I asked her about low commissions, she said that usually under a certain sales price, there is a flat rate paid to her for commission.
