If she doesn't work off-market, there isn't much else that she can bring unless she can get access to some pre-listings that could work for you.

But since there is a limit to how much money the bank has access to....their rate will be higher...and usually a shorter term.

My recommendation was that if she has access to a HELOC she could utilize that for renovations, or if she has a friend or family member with one she could try to work out an arrangement with them.

I don't know for sure if the basement blocks are filled with concrete and rebar, there is no way to access them.

When I initially looked into it, it seemed like it would not be cost effective for C class buildings without fancy key card access points, but maybe something has changed.

I plan on airbnb the top floor, right now the entrance to upstairs is inside the house down a long hallway, so I'm going to have steps and a small deck so guests can access from outside.
