LA around the metro stops there are a lot of developments coming online, I can see multifamily in those areas getting into the oversupply territory.Where in LA are you looking?

No online forum can replace real personal/professional expertise.  

It would have been the buyers choice on how to access the problem and it it an undisclosed material fact possible hurting the value of the property.

@Brandon Turner's "The Book on Rental Property Investing" is absolutely great, and the audio version is fantastic - it is well-read, and he makes all the figures available online and tells you the URL (on Bigger Pockets) to view the figures.

But asking us to participate in structuring the cover up, not to mention posting it online, strikes me as rather poor judgment.There are plenty of ways to grow SDIRA's/401K's/HSA's/CESA's legitimately. 

It seems to me that everyone/everything I read online is about success via leveraged investments.

I believe there is an online registry of sink hole homes, at least those with insurance claims.  

You usually won't have access to the HOA or CC&R docs unless you have an accepted offer and the seller's agent should provide them as part of seller disclosures. 

@Ryan Wilkerson put the money in the bank and keep it for operation costs..get our site up to date...host a networking event at your current flip...do not spend on mailers...let the wholesalers do that and you go find your own deals by networking with agents and searching online yourself. 

(They have online classes too.)
