It looks like the only drawback is the approval process that need the lenders to approve the deals.I saw one short sell in my area and I wonder if any of you have already found a bad short sell deals ?

Any suggestions that one would recommend? 

Wondering what other creative ways there might be to keep the property and buy more units to do the same with or should I be cashing out on the ton of equity I have and use those funds to buy outright and chill on the cash flow?  

I would suggest finding an investor friendly agent who has PM and GC contacts that can make the process very seamless for you. 

But a friend suggested buying more real estate to get more depreciation.

I would also suggest you look into lease options.

Being new here, I wondering if this is a reasonable place to make contacts on both the lending and borrowing side of these specialized private investments.
