My family and I are looking at purchasing a home in the mountains to live in full time for a year or so then use as a vacation rental.  

I bought up a bunch of assets when things looked really bleak, and now that the market has taken off, it's mighty tempting to take a bunch of money off the table and put it in the piggy bank.On the other hand, I have 30 year financing at rates that we probably won't see again for a long time.

Maybe the up and coming areas such as Mountains Edge, Blue Diamond area would be great to invest in.

I love financial markets and investing, photography, cooking, fishing, and table-top gaming with friends.

Exchangers are less picky and won't freak out that they paid $300 a night and saw an ant on the table.

If the water table has dropped and you dont have the volume you are back to drilling deeper unless you can pump at a lower gpm and still meet usage requirements.If you can give me some feed back I can give you my 2 cents.

So now I am going to put one on the table for you to think about.

When the seller invites you into their house, instead of going write at the table to do your "presentation," ask for them to show you around. 

Just curious but 6 months from now give the guy a call back find out if a better deal is on the table . then let us know .

If it's not a deal when you buy it don't ever expect it to become a deal. if you can prove to a lender that you're the golden goose then I'm sure you could find one but if you don't have the experience to back it that is a lot of risk that they take on, so you need to bring something to the table.
