What activities qualify for the material participation tests for making your short term (<7 day on avg stay) active instead of passive income/loss?

Here is what I gather, after reviewing the actual text of the bill- Multifamily landlords who have government backed loans, can get forbearance on their loans, but during that timeframe have to agree to not do any evictions (page 572)- Any landlord who participates in the section 8 housing program, OR has a federally backed multifamily or single family loan, may not evict anyone for 120 days from the date the act begins (page 574) - so it is not perpetual; this seems to conflict with what's above re: the multifamily properties- All other evictions (say you own a house free & clear, or have a portfolio loan through a local bank) can still occur, albeit any hangups from state/local laws; in north Texas where I am located I doubt they will have many holdups very long.

The 2000’s included coaching people throughout US and Canada and doing condo conversions (multi family homes to condos) and “raise the roof” projects (converting single family ranches to colonials in growth neighborhoods).I have been a big advocate of constant education and has participated annually in high end mastermind group ($25,000 each) personally with Ron LEGRAND.

BackgroundI am not a Professional Real Estate (yet) as I am working as a full-time engineer, and I don’t meet 750 hours of services during the tax year in real property trades or businesses in which I participated.

As we do not participate in "C" areas, I have limited knowledge here.

Now if a different managing member buys the wood and you do not participate in that and the building falls down on someone you would not be liable. 

First time ever seeing this non-foreclosure, and with more than likely extensive repairs needed, I'm wondering if anyone has participated in a bid like this?
