I also don't have tremendous cash reserves.One is a cute home that the wife and I will live in for a year, 145K list and the other is a foreclosure listed at 37K.My questions are these: what challenges will I face buying a foreclosure?

I believe many units are renovated as well as since purchase in 2013/14, I believe the prices per units have increased tremendously so I would like to cash out some.

I have 2 two family houses in the Bronx in a "B+" area and I can't afford to buy the properties again because they appreciated tremendously. 

That has made a tremendous difference on getting deals pushed through for a few of my investors. 

When you call mortgage brokers, banks and credit unions, you are able to build a relationship with these companies and contacts which will help you tremendously later on.

However, I think the most important lesson is that Portland as a whole is growing tremendously.

I've been using a VA for almost a year and they has helped tremendously with the amount of time I spend on the business.

I wouldn't pay for something if I didn't perceive getting tremendous value from.

I'm hoping to get some thoughts on financing multi-unit properties and whether I should go for a 2 or 4 unit property.Some background: My wife and I live in the Bay Area and our house has appreciated tremendously in the last two years.
