Friedrich, I'd recommend starting with high level strategy and work your way down to granular tactical action steps which will help you identify where to focus time, energy, and resources.On a more tactical note, with $50,000 it will likely be very hard to find deals that cashflow in bigger metro markets like Charlotte, Raleigh, or Charleston.

First of all, I'd recommend identifying a strategy for your real estate investments.

I've heard that it can be difficult to house hack with FHA loans especially in HCOL nice areas (where I'd prefer to live).

I'd love to hear from local investors, new or experienced. 

I think the methodology of going out and solving peoples problems is timeless, but because the paperwork and instructions suck, and the material being almost 20 years old, I'd pass on this one.
