I didn't have the 40K for the bus tour, nor was my credit good, and I didn't have any credit cards, so I was told I would have to do REI the much slower way

The numbers even using my cap expense numbers (which I admit seem conservative but I believe to be accurate) work.   2) my family and I had rentals at last down tour including 6 units coastal (2 more coastal than Sarah's and 4 about the same coastal).

I think the lowest increment was $250.00  Because we were able to tour inside the properties, I was comfortable bidding higher amounts.

Here are various results for real estate - financials markets crash, leading to consumer spending to grind to a halt and people needing to Derisk their balance sheets and move to more cash- older Americans get hit hard with the virus as it continues to spread exponentially through the population- older homeowners pass away or become very sick, forcing folks to sell investment property or their own homes to cover higher medical expenses = inventory increases - home tours slow as people self quarantine themselve, leading to higher DOM and less demand- same goes for investment properties - investors can’t send people out to conduct due diligence - tours and lease up slows in the multifamily sector, especially hitting the Class A space.
