I would not buy anywhere in LA that is subject to rent control UNLESS you get the units delivered vacant.

In short I can say the experiment is delivering many surprises, but you must be able to subtask each tool and know what to expect to utilize it to it's best.

That high gas prices affect the cost of everything that is put and delivered into a house, etc. 

I want something more like an automated database than a spreadsheet that enables me to do quick drive-by estimates so I can deliver an offer "subject to", and then expand it when I get back to the office into a more thorough analysis, should I get a response from the owner.

Assuming your title co. is legit, they will not be delivering/recording any deed you signed without receiving the buyer's funds.  

I will concede wholesalers deliver a fast, as-is sale, but the trade off is getting paid less money.
