I would state clearly what she owe me $12K for the year in installments $1K/mo and if she feels that it's too hard for her budget (mention the collections) then we better not sign the lease.Definitely would help to discuss WHY she has these collections, how she plans to get on the track etc.Depending on the laws in your state, you might be able to collect first and last months rent in addition to security deposit.I wouldn't pass on tenant just because her credit is not that good.

Around here, we have a couple of manufacturers of generic thermal pane windows and can buy them cheaper than Lowes.It's not rocket science installing them, and we found someone to remove the old windows, haul them away, and install the thermal panes for $50 a window, about half of what some others wanted.One caveat, I had an energy consultant with our local utility company come out and do an energy audit, and he said if you've already got serviceable windows it's not cost-effective to upgrade to more than storms - and this is on my new personal residence.

I searched but didn't find any information on this so I thought maybe this thread could collect any experience out there on the subject - having cell antennas installed on your commercial building as an additional stream of income.I've been eyeing a vacant property for a couple of years now, it's commercial with a beautiful hilltop site in an area with spotty cell coverage.

the problem with letting tenants use window air is 1. the tenants dont care and tip it towards house,water runs down siding and window,instant rot. 2. tenant takes out screen or storm to install and lose it.
