Thank you very much for that answer I will look into all of this further.In your opinion should I first line cash buyers for deals like that to understand if they use any finance at all or buy with cash?

@Edwin PerezThe BRRRR Strategy involves buying a property below market value, renovating it, renting it, refinancing, and repeating the process.

I wouldn't buy into that as a smart strategy. 99 percent of wholesalers fail and another .05 percent flail.

They also are really appreciative if they don't already have a wall mount so me buying it goes a long way in starting the landlord/tenant relationship off on the right foot. 

The house I am looking to buy has a detached garage about ~1300 square feet and already has a bathroom in the property.
