The ones I have been talking too did not fully, or in some case at all, know about the benefits of no taxes on 1031s (and we are working on helping them reinvest with US as partners to fulfill the 1031), or how the spreading out of taxes can work with seller financing with only enough down to cover their 'recapture tax' which is due in the year of sale no matter how much is used for a down payment. 

We have a couple of properties we are doing brrrr’s on. 4plex and 6 plex. 

I like the idea since it takes wear and tear off of the window and allows more light into the unit.

But really... the property is in good shape and well taken care of, after all, we are renting out our apt, not running a senior center where all her demands can be met.  

As agents we are bound to our clients and their best interest as well as their wishes.

“Unless we are drinking a lot of Kool-Aid, then it’s a 25.”However, most syndications i have looked at seem to promote their skill in re-positioning to raise rents and adding value...and I am seeing plenty of sponsors promoting IRRs in the 20 ballpark...Maybe the big syndicators haven't caught on yet?
