If the breaker has been replaced and the area around the main panel doesn't reek of burning plastic (electrical components melting  smell about as distinctive as burning hair) there is no safety issue.

Sorry enough ranting, but yea, I am in the same boat as you, finding a good wholesaler is hard to come by, I know just one that is good and doesn't market other peoples stuff, has it under contract before he markets it, his rehab numbers are usually on point, and he gets it at a good price.

Also, just because somebody had a service animal, it doesn't mean the deposit needs to be waived, it just means you cannot deny them rental if the animal is legit. 

The same question asked a slightly different way: do you ever get off-market listings through a buying agent that doesn't work in the same brokerage agency as the listing broker?

It's only bad advice if it doesn't work.

Evictions are expensive, encourage them to just move out if it doesn't get better.

If you spend money but that money doesn't allow you to raise rents or lower expenses, then you're just spending it to spend it.
