You really have to feel the tenant out to see if they are likely to do that @Shandrea Tanglao.Even if they do, if the numbers work otherwise, it may still work out long term.

You might be able to get a month to month agreement with them and then after you have the rent and deposits you’ll have the freedom to quickly change managers if they don’t work out.  

If you are not confident you can make this happen, you will 100% find a reason it doesn't work out.
