It protects their belongings, but also protects them from liability (trip and falls on the property, dog bites, golfing accident, etc...)If an older individual trips and falls at your property and they sue, a good attorney will sue the tenant and also the landlord.

And, do yourself a favor and don't list your property if it's not maintenance-free; do the work first so that no major issues arise - including replacing the toilet flush valve, air filters, light bulbs (if old), and ensuring there are no trip hazards on the property; have an entry process/system in place for guests.

There is no discoloration or anything under there, and there were no signs of critters or the smell two months ago when I walked the property when switching out the tenant… just not sure who to call, and it’s a 200 mile round trip for me to check out…

Worse case is they will tell you what the problem is and tell you to get electrician (if it is electrical) Best case they might fix it for free.Since holiday is over I have started to pack for a road trip to the Midwest by weekend if this problem is not fixed!
