Long term I think a duplex will beat out a SFH.  

Sounds like it will vary from lender to lender.Based on input so far, it sounds like I would need to decide on either doing a handful of 2-4 unit properties that are local so I can self manage, and use multiple residential loans, or a medium size property (whether mhp or not) which has professional management and would likely be long distance. 

does lending one have a long term loan product ?? 

We also don't have a redemption bond, our mortgage company didn't require it and we didn't even know about it honestly when we bought the property back in 2022 (we've waited this long for mediation and a trial date). 

If you are looking for a long-term loan option, I'd highly recommend a DSCR loan.

Sometimes, having a reliable tenant stick around long-term is more valuable than pushing for an extra $100 a month.

I personally do not think you can go wrong in any part of South Florida as long as the numbers work.

Find a lender who understands your long term real estate goals and understands that rental income can help knock down your DTI to qualify for more loans and acquire more properties. 

(You’re protecting equity/your net worth, if you don’t have anything you don’t need an umbrella.)I used USLI for a long time but they changed their standards a couple years ago and wouldn’t offer more than $1-2m if any property had a pool.
