I don´t discount the value of a spouse, and my wife is my best teammate, but that´s hardly a prerequisite to REI.

Learn which neighborhoods command a premium and which will have discounted prices. As another piece of advice for a new wholesaler, I would also recommend being able to at least ballpark rehab/renovation costs.

Multiple quadplexes on one street

There could be tremendous opportunity (to increase rents and property value) if you are that one "owner" and you probably could do some major improvements just buying 2, 3, or 4 together, creating a quiet, well kept, good tenant end of the street (paint all yours the same color and build appropriate fencing, etc)...

How I went from a white lie to 300+ units in 1.5 years

The numbers worked and after a lot of internal debate, I had to logic myself into a decision: If I bought these 2, I was going to eventually refi and use that money to buy more SFHs anyway BUT the price on these 6 as a package was way better than I'd get in another year on an individual SFH.I was getting a Costco-sized discount for buying in bulk and instead of shying away from the chance, I pooled together the money from friends, family, a HELOC, etc. and went for it.

What are steps to REZONE 11 acres to RESIDENTIAL?
2 February 2022 | 4 replies
Our company recently went under contract for 11 acre in Mesquite, TX (HOT MARKET) at what I would think is a steeeep discount..the only way to really know if it's a smoking deal though is to find out if the city will allow us to build. The land is currently zoned AGR-NEC & would like to rezone to SFR or MF to build apartmentsMy concerns are there's large power towers & a small creek running through a portion of the land, don't have a survey on hand either. If anyone has experience dealing with city on rezoning & wouldn't mind dropping nuggets, I would greatly appreciate it!
