It depends on how good the coach is and if there is a good fit with your market , your current skills & their knowledge and involvement.

I want a specialist that's an expert, and not a jack of all trades and master of none.

$200-400/month with $50k in equity is good if all goes as planned, even if you don't get any cash out at refi it is literally free money every month and equity in trade for sweat equity, I will take that ever day. 

I do plan to enrol next semester, but that's like 5 months away, might as well look at other skills during that time.

I offer the agent/investors the coaching and skills to know how to really work with investors, evaulate the numbers and flip potential, etc.
