@Joe Splitrock I'll have to look at those bridge loans again; I remember looking at them last time we sold a home and the feasibility was rather lacking in the US relative to places where they're more common like Europe (in speaking a family member across the pond).

Also, HUD homes are sold through auction during a bidding period.

All properties are under the same LLC, sold as a batch only.

I know Zillow and other websites have tools to give you valuations on properties, but what other tools are there?

You may have to include sold outside of 6 months and you will judge the deal by what simliar mfh are doing that are active.

When it comes to negotiating with a contractor, the tool is indispensable.

All the suggestions above come with tools where i have to upload lease information, etc and keep up with it in THAT software as well as my own. 

and since HUD rent in most of these markets i was in.. is higher than market rent.. even if they did not pay the co pay it was still higher than market rent.. when i sold one of my props ( i sold them all in 2013..
