The most important parts of this business strategy are 1) Buying rent-ready homes in areas that will continuously filter in high quality tenants with little to no vacancy rate, 2) Having exceptional performance from property manager and, 3) Each home meet the standards set in place for purchaseIf anyone out there is interested in becoming a mentor and collegue of mine I'd reall appreciate it.

@Brandon Turner - Florida works pretty much the same as Washington State, though in some cases Attorney's offices perform the same functions (in my experience, this is more common with REOs).

I want it for sure and if its an out of state lender or mortgage broker I have never heard of I will check them out.. and in some instance not accept the offer unless they use one of the lenders I know personally can perform and their Prequal letter is worth a Sh$$$  ....
