In nice part of alliente area) #2 I guess this goes for both 1 and 2 but i know that eventually real estate markets always rise howe er is it a smart idea to buy in market right now with everyone 50/50 prices on houses seemed to have either doubled in value and or upped 70-100k in value..is vegas in a bubble is it not should i wait or just buy for the long haul because itll bounce back if it pops.

Just this week I had a client convert a flip into a rental after it sat on the Oakland market for over a month at a price that would have yielded fairly low profit, and this is someone with a track record of successful flips in years past.So I guess this is neutral-to-good news if you're doing buy-and-hold and finding a way not to compete with the owner occupants bidding based on emotional appeal inspired by a reality TV show, but bad news if you're trying to be the next HGTV rockstar flipper paying MLS prices. 

I guess it depends on your definition, but I consider a property to be in foreclosure when you can see it posted at the court house. 

Long term is anyones guess.

I’m guessing there are liens/issues on the title and they won’t be giving a Warranty Deed.

I guess what im really asking is if an llc with just myself really offers any protection.
