If you sold for $235,000 with a 6% commission and a few thousand in seller's closing costs, you'd probably be more in the $41,000 - $43,000 range (roughly speaking).

I've been floored by the prospect of a 203K / Homestyle loan, but have yet to crack the code on how I could make it cash flow for me with only 3.5%-5% down (in the Bay Area at least....)After speaking on the phone with a loan broker, I was told that you could go as far as building an entire property with a 203k loan as long as there is an existing foundation.

You definitely should add an attorney to your team and speak with him/her about that in more detail from a legal aspect.From a tax standpoint, an LLC doesn't really do anything for you - your share of income/losses is passed through to you and reported on your individual tax return.If you have any other tax questions, happy to help.

I did speak to my lender and the only issue is letting the loan sit for over 60 days since after that they do not look at the money as loan money.

Do you speak to a lender (bank) to check and see if you pre qualify for a loan before you even start looking to purchase a protety?
