Note: So long as EVERY buy is at ~30% discount from day one, you won't need to be $24-50M out of pocket after 25 years, because you'd be able to refinance EACH buy after 6 months to get ALL your initial deposit back!

You do not want to pay a large amount for a weak tenant and they go out in 1 year and you are paying expensive TI and leasing commissions again.You want execution of lease and tenant to go hard with a deposit before paying any money to the leasing brokers.If you want to lease yourself do not expect the leasing broker to give hardly any effort on your behalf.

I am going to return their security deposit from 3 years ago.. however..
