That’s always a calculation I skip but surprisingly all of these tenants have been paying with no issues.

The idea of putting my acquisitions on pause to allow for the seasoning period in order to get these five properties into conforming loans isn't very attractive, because in effect it means skipping out on five other deals.I figure I've got two options:1)  Get a blanket loan on these five. 

I have the plan of alternating between the two so it doesn't get stale.Do you skip trace any of your driving for dollar leads or just send them your direct mail material?

Might be a way to weed out properties...so for example if min bid is $20,000, but the adjudged value is $10,000, maybe you skip that one. 

Still difficult to get info from county to research and skip trace the previous owner

So I skip trace the guy and his family says they lost contact with him a long time ago and requested I never call again. 

This means doing a people search or "SKIP TRACE" as it is called in the business. 

My plan is to buy a quad, owner occupy, and I'm going to skip the LLC because I don't see it really providing much in the way of benefits for my situation.
