The best terms I have seen my clients get is a $50 / unit / month flat rate fee for management, and the worst was one property management company that quoted 10% per month of collected income, plus a 1 month rent "lease renewal fee", plus 10% of any repair costs.

Plus home prices are of even more narrow use in determining what happens on a macro economic scale since they serve as limited lagging indicator and much better ones exist, like new housing starts, lumber prices, foreclosure rate..

I would never advise a buyer client to do that as you can pull an appraiser who might just hit value. 

I'm sure you're good at your job, but in this case I think that just accepting the odd numbers would best serve the client.

I played around with some of the ways of looking at value in the Introduction to Real Estate Analysis article by J Scott, but whenever I think of an offer I get worried I am either insulting him or giving away all my hard work (3 years of time assembling lots and getting it through city approvals, and serving as an uncompensated GC for net zero energy certification and most of the site work).
