Are there any seasoned real estate investors looking to move their portfolio from a holding phase to a selling phase, using seller financing?

That is when we came in to put in an offer with the condition of seller credit since most of the CapEx items were old and units needed work.

Inventory is so low in Milwaukee, that sellers don't need to give much of a discount.

Does anyone have any advice on how to propose seller financing, assumption, or subject to when I go view the properties tomorrow ?

Supply is up and demand is down in Orlando and values and interest are up which has been a recipe for disaster for most people entering recently.- Diversifying risk is a thing. 

You'll get courted by agents, lenders, and course sellers.... but you can also learn a lot and make good connections.

That being said, I know that there would be demand for garage space, especially from car enthusiasts. 

If you are a first time investor or home buyer I strongly recommend asking for seller concessions instead of asking for a lower purchase price Why? 

When I contact the seller, the property has been sold or is listed by another wholesaler.

Not always a good idea to just use the same vendors as the seller as there may be improvements you can achieve. i.e. property management company doesn't give guests the easiest instructions to check in, so reviews are down.
