I have a secure job as well if needed to pick up the mortgage or other things if real estate market turns as well.

I live in Cali so I'd prefer to avoid filing for an LLC until I'm fairly certain the deal would make sense for both parties.

as newbie with liens..how do I file a lien in state of Nevada?

I am a computer geek by training, but I am interested in generating passive income so that my family can have financial security and the opportunity to travel and have adventures (without the day job).

If you can come to terms with a Seller, you definitely want to engage either a title company and/or a real estate lawyer to ensure the transaction is executed correctly, the deed, deed of trust and promissory note are all drawn up correctly and filed so that both parties are protected

With that risk in mind, isn't it easier and safer to invest in 100k houses and up and secure higher rents?
