You receive a notice from your tenant's attorney that you are being sued for $2 million.As you get into it and contact your insurance company and your attorney and things start to roll discovery begins, which is where the other side gets your information and you get theirs (basically).

I used to drive a vehicle whe the previous owner hit a deer(cracked windshield and inoperable passengar door) and ruined the muffler trying to do an aftermarket glass-pac.After I bought newer used truck (also about the time I started having less time/valuing it more), I stopped being able to collect rent/make money in the war zones.Not sure if it was the change in auto or change in me.I do discriminate against tenants that roll up in an escalade.

Add enough value from rehab such that when you do a rate - term refi at 75% of the ARV you pay off the private note, roll you loan costs into the new loan, and own the property with no money down and 25% equity.Happy hunting.
