I think it's a worth reminding that there are a lot of wealthy and smart people on these forums and the many of them can provide great counsel.I don't think you'll regret it if you at least consider what @Nathan G. and @Jim K. are saying.

Your post reminds me of how much we actually do for our landlords over the past 20 years and how we have been able to scale to over 200+ units.So happy for you that you have figured this all out that it is about the systems and operations.

Be reasonable and if they are off by a couple days not as big of a deal but if they don't pay the increased amount remind them on how hard it will be to qualify for a loan with an eviction making its way through the courts.  

I love how they put all your properties into one invoice, and send it to you early in the month with reminder to make any changes for that month. 

It reminds me of the 1% rule.

@Julie Kern Thanks for reminding me, I like his general idea of investing in four classes of mutual funds with long successful track records, but I don't like the idea of paying significant loads either front or back.
