@Adam GlounerI agree with @Joshua Noth if you have a stable long-term tenant that is paying you on-time and not destroying the property they are worth their weight in gold. 

They have been cordial tenants and no late payments etc. but have pushed back on weight/breed restrictions for pets and asked about support animals. 

Once my rental lease ends I would like to House hack in either the Southern Connecticut Coastline/St Petersburg, Florida/ Grand Rapids, Michigan 

But many people probably don't realize how these online estimates have rapidly gotten even less accurate just these past few months, with such dynamic conditions in the market recently.
