Smart debt & leverage is key to get ahead in real estate.

Already took into consideration replacing 3 roofs and carpets into my purchase offer which would push out replacing the roof for another 15 years min. and carpets as needed allowing cap ex budget to grow. 

Also looking to connect with some people on BP thanks a head for your time thanks to you all. 

Being that he said he would vacate the property on 2/1 I didn't push the issue and was just glad he would be gone at the end of this month.Today he said he is going to pay his rent for January and he is going to stay until 2/14, and send prorated rent for February. 

Short version, I analyze current marketing approach, behind the scenes booking software and of course the property, to see what can be economically(usually free) improved, to push the net income higher.

I'm just getting into wholesaling, and am eager to find other likeminded folks really looking to focus on their wholesaling business and push forward.

By working together with other people who are trying to push through in the same market, we can try and find our way through together and maybe pull others up with us.First, I should say that this isn’t a marketing call.

Land trusts, though somewhat “bulky” were pushed as a solution.

The only concern I have would be the rehab work, if it wasn't done right you might be walking into a head ache.
